Advisors for property purchase in la Costa Blanca
Buying a home in Spain involves a chain of paperwork that does not stop at the notary — it starts weeks before and continues for months afterwards. We look after the administrative steps of that chain from the buyer's side.
- NIE application for you and any co-buyer who does not have one yet.
- Guidance on opening a Spanish bank account and having the funds in place for the signing.
- Coordination of the notary appointment and English support on the day.
- Notification of the change of ownership to the cadastre, the town hall (for IBI billing purposes) and the community of owners.
- Change of the utility contracts — water, electricity, gas and internet — into your name.
- Padrón registration at your new address, if you are moving to Spain.

why us
Why work with Advisors Costa Blanca on your property purchase
Buying property in a country you don't live in adds friction on every practical step, not only on the legal ones. Our approach is built around removing that friction on the buyer side of the process.
01
A clear scope, agreed from the start
We tell you at the outset which parts of the process we handle and which parts belong to your lawyer or to the notary. No overlap, no surprise invoices at the end and no gaps that leave you exposed.
02
The same team for your visa or residency application
Buying a home and moving to Spain often go together. If you also need a visa, residence permit, non-lucrative, digital nomad, EU registration, family reunification… The same team handles both files in parallel, so the information you share once fits every application.
03
Signing before a Support after the keys are handed overnotary
The paperwork of an owned property in Spain does not end at the notary. We keep the same file open so the same team continues to help with:
- Tourist rental licence, if you decide to rent the property short-term.
- Any change of ownership within the family (adding a spouse, gifting, inheritance).
- The eventual sale of the property, on the administrative side.

remote purchase
Buying without travelling to Spain
You do not need to be in Spain to sign the deed. You can grant a power of attorney to a person of your choice in Spain and complete the purchase remotely.
We coordinate the administrative side of that route with the notary before and after the signing. The power of attorney itself is signed in your country of residence, before a Spanish consulate or before a notary public with the corresponding apostille, and your lawyer normally drafts the wording that gives the attorney the right authority for a property purchase.
the team
Handled by people who understand the process

Advisors Costa Blanca is led by Yannelsis Soto Peña, a gestora administrativa specialised in immigration through the Universidad Católica de Valencia.
Yannelsis moved from the Dominican Republic to Spain at fifteen and later went through the residency process herself. That experience shaped the way the team works today, with clear explanations, careful preparation and honest advice about what each case needs.
She has been managing Advisors Costa Blanca since 2019, helping international clients establish their residence, buy their homes and keep the paperwork of their life in Spain in order.
questions
Frequently asked questions about buying property in Spain
What exactly do you handle in the purchase?
The administrative side of the buyer's process: NIE, notary coordination, notification of the change of ownership to the cadastre, the town hall and the community, and the change of utility contracts. Tax filings sit outside our scope.
Do I need to be in Spain during the whole process?
No. Most of the paperwork can be handled remotely. The signing itself is done at the notary, either in person or through a power of attorney if you cannot travel.
Can you handle the process if I cannot travel to Spain?
Yes. Many of our clients complete the purchase from their country of residence through a power of attorney. We coordinate the administrative steps around the process so everything is ready on the day of signing and correctly followed up afterwards.
What happens after I sign the deeds?
We notify the change of ownership to the cadastre, the town hall and the community of owners, and change the utility contracts into your name.
Do you also help with the residency side if I am moving to Spain?
Yes. Buying a property and moving to Spain often run in parallel. If you are also applying for a residency route, the same team can handle both files so the information stays consistent across them.
